We have delivered both the masterplan and detailed design for this new development of 269 homes, built around the context of its rural setting; the existing on site green infrastructure and its potential connections into the wider countryside.

key principle was to explore how we could consider placemaking to deliver a dementia friendly neighbourhood and encourage community interaction between the care home and the wider community. How our memory affects our spatial awareness is a key issue for people with dementia and affects how they experience space, streets, routes and landscape.

The new homes plus care facility have been designed to be a dementia friendly community in terms of urban design. Legibility and accessibility are key considerations with a circular walk based along the hedgerow lines with views terminated by existing mature tree groups.

The site is on the north-western side of Portskewett close to the Caldicot levels and the Severn estuary.

The 10.95 hectare site is currently pasture land, existing hedgerows and mature trees set field boundaries and form a mature landscaped edge to the perimeter of the site.

A cluster of mature trees form a highly visible and significant landscape feature set within a steeply sloping bank that forms the North Eastern edge of the site where it borders Crick road.

The initial concept was developed around 5 key principles:

1. Extension of the ‘Village Street’

2. Existing bank with mature trees that border Crick Road as landscape setting- the front garden of the scheme.

2. Village street as a ‘greenway’ based around the existing hedgerow network with connection into wider future green infrastructure

3. Draw key public open spaces out from the greenway

4. Central village green with play area at heart of the site

5. All routes and uses connect to the Greenway, forming a continuous walk around the site to support the aspirations of Monmouthshire Council and Melin Homes in delivering a dementia friendly community.

Potential for increased scale development, generally two storey with 2.5 storeys in accordance with the parameters plans and 3 storey around the central public open space
Carriageway width of 5.5m with minimum 2m footways to one side and 2-3m footway /cycleway adjacent to retained or translocated hedgerows
Integration of landscape into the street to help define place and movement
Use of terraces to form street frontage
Formal l boundary treatments including low walls, railings and timber post and rail
Parking for dwellings to be on plot, visitor parking only on street
