ASPEN GROVE
CARDIFFPowell Dobson was appointed by Wates Residential in January 2018 to consider development of the site at the former Rumney High School, Rumney, Cardiff as architects for the second phase of the Cardiff Housing Partnership Programme in 2018.
The first site to be masterplanned in this phase was the former Rumney School site to provide 214 dwellings, 30% of which will be made available for affordable rent models. Detached, semi-detached and terraced two and three bed properties make up the majority of the proposal with a separate 4-5 storey apartment building fronting the site along Newport Road.
The masterplan and subsequent detailed proposals are based around a network of green infrastructure forming key areas of open space. A linear park runs through the centre to a large formal park and streets are inbed with swales as part of the sustainable urban drainage strategy.
Homes are designed with high performance envelope, MVHR, ground source heat pumps, PV, battery and dynamic supply response system.

Located in Rumney, Cardiff, on the site of the former Eastern High School, Aspen Grove is the first site of the phase 2 programme to be designed by Powell Dobson Architects based around sustainable placemaking approach. The project was supported by £4 million of Welsh Government Innovative Housing Program Funding with the objective to deliver Net Zero Carbon at Scale and across all tenures trialling green mortgage products for purchasers.

Developed around the principle of Reduce, Balance and Generate, the homes have a Building fabric with a 17% improvement on current Building Regulations with the energy demands balanced using hot water storage and battery storage, the heat generated using ground source heat pumps and utilising the Sero Building Energy Engine to coordinate the renewable energy technologies for Demand Side Response Energy Management
Carbon emissions are reduced by at least 50% compared to a Building Regulations equivalent. Already achieving EPC A the homes are on a journey to be Net Zero Carbon Ready as the grid continues to decarbonise.
The community living block is the first of 10 developments to be built across the city as part of the Council’s Older Persons’ housing strategy. It provides accessible and adaptable flats for older people, promoting independent living. Four are fully wheelchair accessible with two benefiting from additional adaptations, such as ‘rise and fall’ kitchen units. The building also provides a range of communal facilities and acts as a hub of services for older people in the wider community.
