This was a JV between the Welsh Government and RO Developments and was the first of a series of planned projects to deliver high quality flexible office accommodation for sale or rent aimed at local businesses in Wales. The site is on the former docks area of Llanelli between North Dock and the River Lledi, with spectacular views across the Loughor Estuary towards North Gower. The challenge was to provide a series of self contained units that could remain flexible for future subdivision or integration if required. Environmental Sustainability was a major influence on the design of the development which achieved a BREEAM rating of ‘Very Good’.
The scheme, which started on site in February 2009, divided the overall office space into 3 individual blocks ranging between 1,000 – 10,000 sq.ft. To maximise the efficiency of the floor plan Blocks A and C are planned around a central service core which integrates circulation stairs, lifts and wc’s.
